Before you begin:

  1. NFI Property Management Solutions business hours are Monday – Friday 8:30 am to 5:00 pm. Processing a completed application with all required documentation attached normally takes 2-3 business days. The application process is dependent upon verification's being returned to us in a timely manner. From time to time, unforeseen circumstances may require some applications to take longer to process. You will be contacted immediately upon determination of approval or denial.

  2. All adult applicants 18 or older must submit a fully completed, dated and signed residency application and application fee.

  3. There is a $50.00 NON-REFUNDABLE application fee per applicant 18 and older. Application fees can be paid online with a debit or credit card through our online application system. NO PERSONAL CHECKS, CREDIT, OR DEBIT CARDS ACCEPTED IN OFFICE.

  4. Each applicant must have a gross income of at least three times the monthly rent per month (incomes of multiple applicants are not combined to meet this criteria). Applicants must provide one month of their most recent pay stubs.

If your income includes overtime pay, we may require you to submit a letter from your employer that states you will be receiving overtime sufficient to keep your income at the qualifying level for the next 12 months.

If you have received a raise that has not yet taken effect, you will be required to provide a letter on company letterhead stating the date the raise will take place as well as your financial information.

If you are moving to the region and will continue to be employed by your current company, you will be required to provide a transfer letter on company letterhead. The transfer letter must include your new start date, income, and bear the employer's signature.

If you are a remote employee, you must submit a signed letter on company letterhead stating you are remote along with a full month of your most recent pay stubs.

We reserve the right to require a cosigner. If a cosigner is necessary, the cosigner must also complete an application and meet all requirements.

  1. Self employed applicants may be required to produce upon request 2 years of tax returns or 1099s and non-employed individuals must provide verifiable proof of income.

  2. All sources of other income must be verifiable if needed to qualify for a rental unit.

  3. Employment verification must reflect a job length of 6 months or longer with the same employer to qualify for a rental unit.

  4. Valid current photo ID documentation (driver's license or State ID) is required at the time of submitting your application.

  5. A minimum of one year of residential rental history is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.

  6. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 5 years. In order to rent any property at the advertised price and terms each applicant must have a credit score equal to or greater than 580. Applicants with credit scores of 579 or less are not qualified to lease from NFI Property Management Solutions.

  7. Criminal records must contain no convictions for crimes involving violence against person(s), willful damage to property, felony drug crimes, unlawful use of weapons, any felonies within the past seven (7) years and no sexual offenses. If a record comes back "adjudication withheld", “nolle prosse”, or “adjudication deferred”, further documentation may be required and applicant may be denied on this basis. If you have been convicted of a crime, you must complete the Criminal History Questionnaire.

  8. No pets (with the exception of medically necessary pets for the benefit of the occupant(s)) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for “medically necessary” pets as defined by the Pet Addendum. The following pets will not be accepted under any circumstances, GERMAN SHEPHERDS, DOBERMANS, PIT BULLS (OR ANY NAME VARIATION THEREOF), ROTTWEILERS, CHOW (ANY KIND OR BREED), ALASKAN MALAMUTE, STAFFORDSHIRE BULL TERRIER, PRESA CANARIO, AKITA, WOLF OR WOLF HYBRID, HUSKIES (ALL), OR ANY OTHER KNOWN-AGGRESSIVE ANIMAL.

  9. Proof of liability insurance is required before move in date per lease agreement.

  10. Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one months’ rent. We reserve the right to require a higher security deposit and/or additional prepaid rent.

  11. Current occupancy standards are a maximum of 2 persons per bedroom, except for infants under 4 years of age. Furthermore, some city and county municipalities and/or homeowners associations prohibit more than two (2) unrelated adults to reside in a single family dwelling unit. Rental of a single-family dwelling to more than two (2) unrelated adults is prohibited. Acceptance of any application is also based upon family sizes and the total living square footage: typically the max for a 1,000 sq.ft or less in four (4); up to 1,500 sq.ft., max of six (6); up to 2,500 sq.ft., seven (7) occupants. Notwithstanding this provision, the number of occupants must also be in compliance with HUD standards/guidelines for the applied for unit.

  12. We may require a holding or good faith deposit to be collected to hold a property off the market. If the application is approved and the applicant fails to enter into a lease, the applicant shall forfeit this deposit. If the application is approved, this deposit shall be applied to the required security deposit.

  13. Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with applicable laws

  14. Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, co signers, and/or additional advance rent payments may be required.

  15. We strongly recommend viewing the property before submitting an application. If you choose to lease a house sign unseen, you will be required to sign a sight unseen addendum. If you are out of the area, we strongly suggest you have a representative view the home in your absence and complete neighborhood research prior to signing a lease. Any application fees, security deposits, rent, and/or pet fees are nonrefundable should you decide you do not want to move forward.

  16. Our leases are prepared by an Attorney to comply with Florida laws. If you are the successful leasing candidate, there is a lease fee of $50.00 to cover our administrative cost and the cost in preparing your lease. This fee is due on the date of move in (please see #20).

  17. All moving in funds are to be paid in certified funds. Security Deposit, $50 attorney fee, first (1st) full month’s rent, and any applicable pet fees are to be paid in cashier’s check or money order before keys are provided - NO CASH, PERSONAL CHECKS, WIRE TRANSFERS/ONLINE PAYMENTS, OR DEBIT/CREDIT CARDS. Prorated rent, if applicable, is due the first day of the following month.

  18. Once approved, applicant must immediately schedule an appointment to sign lease and pay security deposit within 1 business day. The lease/move in date must start on the property within 1 week of the approved application or by the time the property is available to move in. We cannot hold a property vacant longer than 1 week.

  19. Multiple Applications: It is entirely possible that NFI Property Management Solutions, LLC may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, we will process all applications for consideration in order to secure the most qualified tenant for the property. In order to evaluate the various applications, it is necessary for NFI Property Management Solutions, LLC to expend time and cost in credit reports, criminal reports, and other administrative costs. Therefore, the application fee is non refundable. If your application is qualified but not accepted for the property for which you are applying, you may consider applying for one of our other available properties without payment of an additional application fee.

  20. Your application will not be considered complete without a signed application for each adult 18 and older, a copy of a state issued photo ID, your MOST RECENT pay stubs reflecting 30 days of income, an application fee for each applicant, and photos of any pets that will be residing in the property should that property allow pets. PLEASE BE PREPARED TO SUBMIT ALL OF THE REQUIRED DOCUMENTS WITH YOUR APPLICATION; INCOMPLETE APPLICATIONS WILL NOT BE PROCESSED!
